OLOM Immobilier invests in industrial development

Demand for industrial rental spaces is currently exploding, however supply is very scarce. In fact, we are witnessing a historically low rate of available square footage in the Greater Montreal area. To address this situation, the Robitaille (Syscomax) and Foliot (Foliot Immo) families joined forces to create OLOM Immobilier, a proudly Quebec company that defines itself as a provider of industrial space and high-density housing. OLOM Immobilier has thus begun construction of an industrial rental building, divided into five phases. Subdivided into six units of 22,000 ft2 each, the first phase will total 132,000 ft2. While Phases 1, 2 and 3 offer buildings with the same square footage, Phases 4 and 5 promise to be larger.

As e-commerce has established a dominant market share, warehousing and distribution requires suitable spaces. A steel structure with a clear height of 32 feet will meet these needs. In addition, the structural framework as well as the distribution of the available area will be designed and adapted according to the distribution centres. Obviously, these units will be versatile and will accommodate several types of industrial businesses. Tenants will enjoy peace of mind thanks to a fire prevention system adapted to the needs of this type of building, allowing them to go about their business worry-free.

Located near major highways on the Mirabel Aerocity site, the building will be erected by Syscomax experts. The firm Neuf Architect(e)s has, for its part, contributed the architectural concept. The work has started in August 2021 and will be completed in early 2022.
