Last August, the Syscomax team began work on ANDAS, a high-density residential building in the heart of Montréal’s Lachine borough. This new concept, developed in close collaboration with real estate developers Helisis and Gestion Kokolakis, stands out in the Quebec residential sector for its innovative approach and exceptional quality. The use of mass timber throughout most of the building’s living areas is one of the key elements that make this real estate development unique.
ANDAS, which means “to breathe” in Swedish, blends modernity and well-being to create a warm, soothing atmosphere. The NEUF Architectes team hired to carry out the architectural and interior design worked meticulously to reflect each of the aspects evoked by the brand and, most importantly, ensure that the building blends seamlessly into its urban surroundings. As for the structural work, L2C Experts-Conseils and Nordic Structures worked hand in hand to engineer and manufacture the timber structure.
The new 45,585 ft² (4,235 m²) six-storey building features 53 rental condos divided into studios, one-bedroom, two-bedroom and three-bedroom units as well as penthouses. Each Scandinavian-inspired condo is designed to highlight the timber structure and features 9 ½ ft.-high ceilings, reaching up to 11 ½ ft. in the penthouse units. The building also includes common areas, a rooftop terrace and a 47-space underground parking garage.
The major challenge for the Syscomax team was designing and incorporating the timber structure. This distinctive element required careful coordination between all the professionals involved, both in the preparatory and execution phases, to plan for the precise cuts and functional joining with the other materials used in the project. Syscomax also had to consider a second major issue: soil remediation on the former Daly et Morin site to ensure a safe and healthy environment.

Following the delivery of Le Solaris in 2023, ANDAS is the second multi-residential project to be developed in close collaboration with our clients Helisis (the Zhang family) and Gestion Kokolakis (Tania Kokolakis).
