Liria Saint-Jérôme: a new urban era

After beginning construction on the Place Liria Blainville complex in September, today we are announcing the start of work on a second high-density residential building in this same series, Liria Saint-Jérôme, which will be located in the downtown core of this regional capital of the Laurentians. For almost a year now, the Syscomax team, TLA Architectes and several other partners have been working closely with Ville de Saint-Jérôme to develop this ambitious project, which will help revitalize the downtown core and meet the growing need for urban densification by providing modern, safe and affordable housing for various age groups.

The future building will be located on the site of a former Giant Tiger store, at the corner of Saint-Georges and Labelle streets, with its main façade overlooking a pedestrian path that will be incorporated into the exterior landscaping, creating a link between these two main thoroughfares.

The new 10-storey Liria Saint-Jérôme development will feature two levels of underground parking and 166 rental apartments divided into studios, one-bedroom, two-bedroom and three-bedroom units, for a total floor area of 29,207 sq. ft. The building will also include common areas on the top floor for relaxation and leisure, complete with an indoor swimming pool, a gym, a reception room and a lounge. There will also be a terrace and community garden on the roof, and the ground floor will house various businesses catering to the needs of both tenants and the general public. In response to the growing demand for transportation electrification, four electric car charging stations will be made available once the project is completed. The design also allows for several more charging stations to be added in the future.

The TLA Architectes team, who oversaw the architectural plans and interior design, carefully selected the materials. The building’s exterior envelope will mainly consist of brick, interspersed with metal cladding inserts. The 10th floor, which faces south and east, will have windows all around, giving the common areas a bright and airy feel. The ground floor will feature a curtain wall, tying into the top floor and striking a balance between sturdiness and lightness.

Over the next few days, Syscomax will get its teams ready to begin construction, which is scheduled to take approximately a year and eight months to complete. With a zero-lot-line site1 and clay soil, the project will present a number of challenges, including underground infrastructure work, soil excavation, team mobilization and pedestrian traffic around the site. In keeping with one of its core corporate values, Syscomax will be stepping up its OHS (occupational health and safety) activities to ensure the safety of every individual on and around the site.

1 A zero-lot-line site is one where a structure can be built right up to the property line, leaving no space between the building and the lot boundary.
