The exodus from urban centres to the suburbs has been underway for a number of years, fuelled in part by a sharp rise in housing prices and a market constantly in flux. This trend has created a growing demand for rental housing. Private property investment company Elva has stepped in to provide more options to households. Its latest project, Place Liria Blainville, is a mixed-use living space of more than 1 million sq. ft. feet that brings together townhouses, apartments, penthouses, ample indoor parking, common areas, commercial spaces, offices and even a hotel, all in a harmonious way.
After months of close collaboration between Syscomax and Elva, with input from several professional firms, Place Liria Blainville is finally moving from utopia to reality, with the project’s first outlines starting to take shape in September. Spread over a vast site of more than 245,000 sq. ft. bordering Highway 15 in Blainville, Phase 1 will feature a 15-story residential tower with a total of 137 rental apartments, including 48 1-bedroom units, 48 2-bedroom units, 24 3-bedroom units, 12 penthouse units and 5 townhouses. The new building will also offer tenants an indoor swimming pool, a gym, collaborative spaces, as well as an indoor parking lot spread over three underground levels.
Designed by Neuf Architectes, Place Liria Blainville will offer users the perfect balance between comfort and modernity. Abundant fenestration and curtain walls have been integrated into the building’s envelope, which will consist mainly of prefabricated concrete cladding and aluminum panels. In terms of landscaping, Projet Paysage is responsible for developing the many green spaces planned throughout the property, providing occupants with an experience that is both stimulating and soothing.
Construction of the first phase, undertaken by Syscomax’s seasoned team, is scheduled between September 2024 and September 2026. The work involves several challenges, such as excavating the 3-story underground parking lot in complex soil conditions, coordinating preparatory work for Phase 2 at the same time as construction of Phase 1, all with a July 2026 delivery target for the first housing units.
